What is C Hanlon’s Roofing FAQ? 2018-05-15T15:46:18+00:00

When it comes to home improvements replacing your roof isn’t top of most people’s list. However, rather than an exciting addition to your home, it is a sound investment which provides protection if you plan on staying put or adding value to your home should you consider selling.

A fit-for-purpose roof is the most essential part of any home. Many homeowners are unaware of the nature of potential problems their roof may have or if persistent roofing problems can be fixed. C Hanlon’s Roofing FAQ aims to address some of the more common queries. If your question isn’t answered here please contact C Hanlon Roofing – call 0843 289 2038, email us, online enquiry and we’ll offer you a solution.

How much do roofing repairs cost? 2018-05-15T13:35:15+00:00

Obviously this depends on the nature of the damage to your roof. Roof repair jobs are priced according to the length of time it takes to complete the job (comprised of a call out charge and subsequent hourly rate and the cost of materials. See C Hanlon’s Standard Charges for Trade Services for roofing prices.

How can roofing problems be identified? 2018-05-15T13:35:21+00:00

Unfortunately, most roofing problems are identified after the majority of the damage has been done and symptoms reveal themselves. Heavy rain, high winds (that also cause flying debris), birds and squirrels can all cause damage which can go undetected if a roof isn’t properly inspected by an experienced roofer. However, homeowners can carry out their own inspection from ground level which may reveal broken or missing slates or ridging, damaged guttering, loose flashing. If any damage is detected always contact an experienced roofer to carry out repairs. A damaged area is weakened and always prone to further damage if repairs are not carried out urgently.

What’s involved in re-roofing? 2018-05-15T13:35:32+00:00

Re-roofing can be done one of two ways:

1. Your roof can be replaced entirely which involves removing the existing roof including slates, flashing, ridging, waterproofing materials, gutters, fascia, soffits, bargeboards, insulation and possibly rafters and replacing all the roof elements.

2. Your roof can be recovered leaving the underlying structure intact.

In most cases, re-roofing requires Building Regulations approval, especially if you live in a Conservation Area, which C Hanlon Roofing can help you with.

My roof has a couple of loose/missing slates. Can I fix them myself? Can I do the work myself? 2018-05-15T13:35:38+00:00

Unless your property has a very low roof, you have adequate safety precautions and you’re feeling particularly brave most roofing work should not be carried out by anyone without prior roofing experience.

Professional roofers undergo rigorous training in roof repairs and Health and Safety and without this training you could end up causing further damage to your roof or, even worse, to yourself.

However, if you’ve already identified the damage you’ve already done some of the work yourself as locating the damage is part of a roofer’s job.

All in all, it’s best to err on the side of caution and contact a professional roofer to carry out the repairs.

How much does a new roof cost? 2018-05-15T13:35:43+00:00

The price of a new roof system varies widely, depending on such things as the materials selected, contractor doing the work, home or building, location of the home or building, local labor rates and time of year. To get a good idea of price for your roof system, get three or four proposals from reputable contractors in your area. Keep in mind that price is only one factor, and it must be balanced with the quality of the materials and workmanship.

What types of guttering options are there? 2018-05-15T13:35:49+00:00

Most guttering is either made of PVC, aluminium or cast iron. Cost is the main difference with aluminium and cast iron significantly more expensive than PVC. However, they also last significantly longer and cast iron guttering requires repainting every 5 years. Listed Buildings may require specialist guttering so always check with your local Council before replacing any guttering at your property.

My home needs re-roofing but the guttering and downpipes is in good shape. Do I need to replace them as well? 2018-05-15T13:35:54+00:00

Not necessarily. While you may think the guttering and downpipes are in good shape, if they were installed at the same time as the rest of the roof then there may be unseen damage. If an assessment reveals the guttering and downpipes to be still in good working condition they can be protected while the rest of the roof is worked on.

My flat roof has a recurring water ingress and damp problem. Can it be fixed? 2018-05-15T13:36:03+00:00

Yes it can! Many flat roofs installed in the 70s and 80s employed “tar and chip” surfacing which traps rainwater and a lot of the stones often end up getting swept into the guttering which causes blockages. The solution is to strip away the roof covering and after repairing the underlying timber fit new felt and insulation and finished off with a top layer.

I live in an old property which has lots of loose/slipped slates. What’s the cause and how can it be repaired? 2018-05-15T13:36:08+00:00

This sounds like your roof has “nail sickness”. The nails which keep the slates in place have rusted and the heads of the nails have corroded away from the rest of the nail. This means nothing is keeping the slates secured to the roof. Depending on the extent of the problem all your slates may need replacing but a thorough roof assessment is advised.
